Chinese home ties are the property certificate, the school letter, and the licence still in force
The property certificate names the holder
The immovable-property right certificate (不动产权证书) is the registration record. Real-estate registration sits under the Ministry of Natural Resources. Upload the certificate only when your name or your spouse’s name is on it. A parent’s apartment is not your tie.
School records if the children stay in China
Use the current report and a letter on the school’s letterhead that names you as the parent. If the children are coming with you, do not call those papers a reason to return.
The licence shows the company. The contract shows the date
The business licence shows the company exists. That page is the business licence. The tie is a contract or a delivery dated after you return, with the same unified social credit code.
The papers, in Mandarin
- Business licence — 营业执照. The SAMR licence. The legal name and the unified social credit code match the account.
- Unified social credit code — 统一社会信用代码. The code on the licence and on the publicity-system print of the same company.
- Property certificate — 不动产权证书. Immovable-property certificate in your name or your spouse’s. A parent’s apartment is not this certificate.
Visitor visa (from outside Canada) — China (People's Republic of): 35 days
On September 22, 2026, IRCC's processing-time tool showed 35 days for Visitor visa (from outside Canada) when the country is China (People's Republic of). The tool updates weekly. 35 days is an estimate, not a date IRCC owes you. Add the biometrics appointment and the time for the passport to come back.
What Canada charges — Chinese yuan on September 28, 2026
IRCC charges Canadian dollars. The CNY column is the ExchangeRate-API mid-market rate on September 28, 2026: CN¥4.74 per CAD. A card issuer or a money changer will not use this rate. Confirm the CAD figure on the IRCC fee list.

A first-time applicant who must give biometrics pays CAD $185, about CN¥877.76, before any visa-application-centre service charge. Trip funds are a different test. The fee is not the funds.
The test does not change by country
Whether you will leave Canada is IRPR section 179. That rule is the same for every passport. Read the letter, change the file before you pay again, and treat a lump and weak ties as their own pages. This page is only the local paper.

Household registration shows a registered residence. It does not replace the property certificate or the school and business papers. Do not send a parent’s property certificate and call it yours.

The letter cites IRPR 179(b) when the officer wasn't satisfied you'll leave Canada. Read the factors under that line before you apply again.
