Canada Visitor Visa Refusal Reasons: What to Fix After a Refusal in Thailand

An eTA refusal is not this letter.
A Thai citizen who flies, and who has held a Canadian visitor visa in the past 10 years or holds a valid US nonimmigrant visa, may apply for an eTA instead of a visitor visa. That previous visa is the gate. It is not a travel-history decoration you attach to a visitor visa letter. Everyone else still needs the visitor visa, including arrival by land or sea. Read the difference on eTA or a visitor visa.

The DBD affidavit shows the company on the issue date.
The company affidavit, หนังสือรับรอง, comes from the Department of Business Development. DBD does not print an expiry. The issue date is the fact. A certificate from years ago shows the company existed then. Pull a current one so the status still says the company is operating. Banks and blogs talk about 30 days or 3 months. That is their rule, not IRCC's. Do not write it as if IRCC published it.

A chanote is the land. The house book is who is registered there.
These are not the same document. A chanote, โฉนดที่ดิน, from the Department of Lands is ownership, in your name or your spouse's. A parent's chanote is not yours. The tabien baan, ทะเบียนบ้าน, is the house registration book. It shows who is registered at the address. It is not a title. Do not treat Nor Sor 3 as a chanote.

The name in Thai script on the house book and the romanized name on the passport have to be the same person as the bank and the Social Security Office statement. When the letter is about funds or ties, start there. A higher baht balance does not fix a name that does not match.
There is no single Thai minimum wage.
Wage Committee Notification No. 14, in force 1 July 2025, sets 400 baht a day in Bangkok and 337 baht a day in Narathiwat, Pattani, and Yala. Other provinces sit in bands between those two. The Ministry of Labour publishes the notification. The payslip has to match the province of the job. A Social Security Office statement exists only when contributions were remitted. Informal work has no SSO line. Employment income is the personal return ภ.ง.ด.91. Income that is not only a salary is ภ.ง.ด.90. Both are filed with the Revenue Department.

฿2,363.20 is CAD $100 times ฿23.631982, the ExchangeRate-API mid-market rate on 6 October 2026. A bank will not use it. Confirm the Canadian-dollar fee on the IRCC fee list. Biometrics for Thailand are in Bangkok. Someone in Chiang Mai, Phuket, or Khon Kaen gives them there, and only after IRCC sends the instruction letter. Confirm the address on the VAC finder before you travel.

Does the house registration book prove I own the land?

The letter cites IRPR 179(b) when the officer wasn't satisfied you'll leave Canada. Read the factors under that line before you apply again.
